Plumber in Hampton Hill, Twickenham: Period Villas, Flats Over Shops and No Surprise Bills

Hampton Hill used to be called New Hampton. After the 1811 Act of Enclosure turned Hampton Common into smallholdings and market gardens, a village grew along the edge of Bushy Park, St James's Church was consecrated in 1863 and the place was renamed Hampton Hill in 1890. A village that grew in bursts has plumbing that grew in bursts too: lead here, early copper there, a 1960s parade next door. Honest Plumber Twickenham answers 07480 487846 at any hour, and says plainly what is likely to be involved.

We cover all of TW12 and the TW11 edge, from the High Street (A311) and Uxbridge Road to Park Road, Edward Road, Windmill Road and Cross Street, out to Bushy Park on the south-east and the Longford River along the south and west. It is about a mile south-west of our Wellesley Road base. The water is Thames Water's, and at roughly 251 mg/l of calcium carbonate it is hard, so scale is a given.

One number, one brand, and a different company doing the work. Each job goes to an independently owned local partner company that quotes in writing, carries out the repair, invoices you and takes payment itself. We text you its name before it arrives, and if the job does not hold up you ring us and we chase it. That holds from the Hampton Hill Theatre end of the High Street to Pantile Bridge.

Villas, Cottages and Flats Over Shops

Three very different kinds of building, three different sets of problems.

Italianate Villas on Park Road

Italianate Villas on Park Road

Park Road has detached and semi-detached Italianate houses from about 1895, nos. 3 to 9 and 16 to 19, two of them with three-storey belvederes. Houses like this have long vertical pipe runs and a lot of old fittings. A leak behind a plastered wall can travel a long way before it shows. See leak detection & repair.

Edward Road and Cross Street

Edward Road and Cross Street

Edward Road is mostly semi-detached Victorian villas of about 1895, while Cross Street has terraces and cottages, and the pair at 165 and 167 High Street dates from 1827. Small old cottages tend to have shallow pipe runs, under-floor joints and little room for a modern boiler. We will tell you what a straightforward fix looks like. See boiler servicing.

Shops With Flats Above

Shops With Flats Above

The High Street is mainly modest two-storey shops with flats over, with later additions such as 1960s parades and a 1978 block at 63 to 71 High Street. Shared supplies and stacks are normal here, and water from a flat can end up in a shop below. Establish who owns what before arguing about who pays. See emergency plumbing.

Conservation Streets and Tight Parking

A listed village centre that is also a working high street.

The High Street Conservation Area

The High Street conservation area, number 38, was designated on 7 September 1982, extended on 23 March 1996 and 20 February 2019, and its appraisal was adopted on 30 March 2023. It adjoins the Bushy Park conservation area, so visible flue terminals and external pipework are sensitive. Check an address with Richmond before promising any outside change.

Pubs, Parking and Loading

The High Street was widened in 1910 for the tramway tracks and now has pubs at 8, 29, 80, 99 and 147, so parking and loading are tight at trading hours. A partner company's van may need to park round the corner and carry its kit in. That can slow a visit, and we would rather mention it than leave you waiting on a promise.

Templeton Lodge, the Theatre and Beech House

Templeton Lodge at 114 High Street is Grade II, and the village core also takes in the Hampton Hill Theatre at 90 High Street and Beech House at 92, a former engineering works. Older and listed buildings call for care with chasing pipes into walls. Ask for the method to be described in the written quote. See bathroom installation.

Park Edge, Waterways and the Water Itself

Bushy Park and the Longford River sit close to a lot of back gardens.

Bushy Park Trees and Drain Runs

Bushy Park is a Grade I listed Royal Park with Grade II listed brick boundary walls, and its mature edge trees stand close to many back gardens. Roots seek out Victorian drain joints, so a slow gully near a park tree is worth a camera look, not just a rod. See blocked drains.

The Longford River at Pantile Bridge

The Longford River runs along the south and west edge and crosses at Pantile Bridge at the southern entrance. Hampton Hill stands about 18 metres above sea level at its highest, roughly 7 metres above the riverside in Hampton. With that height above the water, a drain that backs up is far more likely to be a blocked pipe than the river, and the partner company checks the pipe first.

Hard Water in Period Heating

At about 251 mg/l of calcium carbonate, Thames Water's supply scales combi heat exchangers and clogs radiators with sludge. Original pipework and old radiators make it worse, and a power flush to BS 7593 with a magnetic filter is the usual cure. See central heating repair and radiator repair & installation.

How Hampton Hill's History Shows Up in the Pipework

Hampton Hill's population rose rapidly between 1850 and the early 1860s as workers built the Hampton Waterworks and the Thames Valley Extension railway. Market gardens began to be redeveloped as housing in the 1920s. That means a village centre of mixed ages, with each addition bringing its own pipework.

Windmill Road and the Old Mill

A smock windmill was built in 1785 at the end of what is now Windmill Road and demolished in 1876. The road is a reminder that this was farmland first, with housing laid over it in layers. Drains in old farmland streets can run at awkward angles.

Schools, Shops and Sainsbury's on Uxbridge Road

Hampton Hill Junior School on St James Avenue and Sainsbury's at 303 to 305 Uxbridge Road, TW12 1AW, are handy landmarks when you are giving directions to a partner company. Use them when you ring.

Christmas Lights, Summer Festival and Busy Weekends

The traders' association organises the Christmas Lighting Up parade, and the first Summer Festival was held in 2010. Roads get busy on those days, and a van needs more time. Plan non-urgent work around them.

Trains Every Half Hour

Rail at Fulwell and Hampton is every 30 minutes Monday to Saturday on the Shepperton to Waterloo line. A leak under a floor can run for a working day while nobody is home, so a stopcock check before leaving is a good habit.

Before You Ring From a Hampton Hill Cottage

Take a Photo and Note the Stopcock

A clear photo of the leak, the boiler display or the blocked gully helps the partner company bring the right parts. In a small Cross Street cottage the stopcock is often under the stairs or beneath the kitchen sink, so find it now while nothing is wrong. Turn it off and on once a year so it does not seize.

Tell Us if the Building Is Shared

If you are in a flat over a shop, say so on the call. A shared supply, a communal stack or a landlord's boiler changes who can authorise work, and the partner company needs to know before it quotes.

What to Expect to Pay in Hampton Hill

Prices are published London ranges, never our quotes. A boiler service is roughly £70 to £150 depending on source, a radiator valve leak roughly £100 to £200, and a tap replacement labour roughly £50 to £100.

A Written Quote and a Straight Answer

The partner company quotes in writing and does not start until you agree. If a repair is not worth doing, we say so. Read how we work, browse our services, or go back to the home page.

Next door: Fulwell lies to the north-east, and Strawberry Hill beyond it.

Where We Work

Serving Hampton Hill, the High Street & Bushy Park Edge

Questions, Answered Plainly

What parts of Hampton Hill do you cover?

We cover the whole of Hampton Hill, mainly TW12 with a TW11 edge. That takes in the High Street (A311), Uxbridge Road, Park Road, Edward Road, Windmill Road, Cross Street and the Bushy Park side. It sits about a mile south-west of our Wellesley Road base. Ring 07480 487846 and we find the partner company that can reach you soonest.

I live above a High Street shop. A pipe is leaking into the unit below. What now?

Isolate the water you control, contain the leak and tell the shop below and your managing agent quickly. The leak might come from your own pipework, a shared stack or the roof, and that decides who pays. The partner company finds the source and quotes only to repair what is yours. Photograph everything and keep receipts.

Do conservation areas affect boiler flues in Hampton Hill?

They can. The High Street is Conservation Area 38 and it adjoins the Bushy Park conservation area, so a visible flue terminal or external pipe on a street-facing wall may need extra care. A boiler replacement is also notifiable under the Building Regulations. Check the address with Richmond, and the partner company will flag it when it surveys.

What does a night-time emergency cost?

Published London guides put an emergency call-out including the first hour at roughly £150 to £250 overnight, £120 to £200 in the evening and £80 to £150 on a weekday daytime. Weekends and bank holidays run higher, roughly £120 to £280. These are published ranges, not our prices. The partner company states its own figure in writing before it starts.

My old radiators are cold at the bottom. Is it worth saving them?

Often, yes. Cold at the bottom usually means sludge, which is common in hard-water areas like Hampton Hill, and a cleanse to BS 7593 with a magnetic filter and inhibitor can fix it. Published London power-flush prices run roughly £300 to £600, while a replacement radiator is around £250 to £350 installed. The partner company advises which makes sense. See radiator repair & installation.

Can tree roots from Bushy Park cause a blocked drain?

They can. Bushy Park's mature edge trees stand close to many back gardens, and roots find the joints in old Victorian clay drains. A slow gully that keeps returning after clearing suggests roots rather than a one-off blockage. Published London guides put manual clearing at roughly £100 to £180 and jetting at £180 to £350. The partner company can recommend a camera survey.

Are the pipes in my 1895 villa likely to be lead?

Houses of that age may still carry original lead or early-copper runs, particularly on the supply or in older sections. Lead pipe is dull grey, soft and shows a bright silver surface when scraped lightly. The Water Supply (Water Fittings) Regulations 1999 govern new work. Ask the partner company to note the pipe material in its written quote.

Parking on the High Street is tight. Does that delay a call-out?

It can. The High Street has pubs at 8, 29, 80, 99 and 147 and is busy at trading hours, so a van may have to park nearby and carry tools. We never promise an arrival time. We ring you back with a company name and a realistic window, and we say so if parking is likely to add time.

How much does a new boiler cost for a small Hampton Hill cottage?

Most small cottages suit a combi, and published London prices for a new combi installed run from roughly £2,000 to £3,500. The work must meet Building Regulations Part L, and a flue route on a conservation-area street needs checking. The partner company surveys first and gives a written quote covering boiler, controls, filter and making good. See emergency boiler repair.

What should I do if a pipe bursts?

Close the main stopcock, switch off the boiler and immersion heater, and open the cold taps to drain the system. Keep electrics clear of the water. Then ring 07480 487846 and we send the nearest available partner company. Published guides put a burst pipe repair at roughly £150 to £300 when accessible and £300 to £600 when concealed.

Does Bushy Park or the Longford River flood Hampton Hill?

We will not scare you with a flood story we cannot back up. Hampton Hill is about 18 metres above sea level at its highest, roughly 7 metres above the riverside in Hampton. If drains back up after heavy rain, the cause is more likely the sewer or a blocked gully, and Thames Water should be told as well. Check your own address on the government flood-warning service.

What happens after I ring?

We take the details, find the partner company that can get to you soonest and suits the fault, and call you back. We text you its name before anyone arrives. The partner quotes in writing, does the work, invoices you and takes payment directly. We handle no money, and if anything goes wrong you ring us and we chase it.
