Plumber in Strawberry Hill, Twickenham: Big Victorian Houses, Plain Answers, a Written Quote First
Strawberry Hill was a field and a Gothic villa before it was a suburb. Horace Walpole built Strawberry Hill House between 1749 and 1776, the station opened in 1873, and when the Waldegrave estate was broken up after 1879 the big red-brick houses of Strawberry Hill Road went up from 1882 and were mostly standing by 1890. Plumbing that old does not fail politely. Honest Plumber Twickenham answers 07480 487846 at any hour, and we will tell you plainly what is likely to be wrong before anyone is booked.
Everything in TW1 and TW2 around the Hill is covered, from Strawberry Hill Road and Waldegrave Park across to Walpole Gardens, Tower Road and Cross Deep, and down to Strawberry Vale by the river. It is about 0.4 miles north-east of our Wellesley Road base, so the Hill is as close to home as it gets. Thames Water supplies the water here, and at around 251 mg/l of calcium carbonate it is hard, which is why kettles, combis and shower valves all furr up.
We are a one-number service, not a van fleet. Each job goes to an independently owned local partner company that quotes in writing, does the work, invoices you and takes payment itself. We text you its name before anyone knocks, and if something is not right afterwards you ring us and we chase it. Whether you are by St Mary's on Waldegrave Road or round the Radnor Gardens side, that is the whole arrangement.

Big Houses, Long Pipe Runs
Three storeys of 1880s brick means a lot of pipe between the cylinder and the furthest tap.

Late-Victorian Detached Houses
The houses on Strawberry Hill Road, Waldegrave Gardens, Waldegrave Park and Walpole Gardens are three-storey detached red brick, built mostly between 1882 and 1890, and no two are alike. Bathrooms were added later, often several of them, so pipework wanders. We say honestly that a long original run is sometimes worth replacing in one go rather than patching leak by leak. See leak detection & repair.

Flat Conversions and Their Shared Pipes
Some of these houses were split into flats, with garages built behind them, and a converted house often shares a supply, a stack and sometimes a boiler. If water is coming through your ceiling, who pays turns on where it starts: your own pipe is yours, a shared stack or the roof is usually the freeholder's. The partner company finds the source first and quotes only for what is yours.

1970s Closes and Mid-Century Houses
Strawberry Hill Close is 1970s infill, and the north end has mid-twentieth-century houses, so the Hill is not all red brick. Newer pipework fails differently: compression joints weep, shower valves scale and pumps wear. A short visit and a written price will often settle it, and we will say if a repair is not worth the money. See tap & sink repair.

Conservation Streets and Awkward Access
Two conservation areas and one famously narrow road.
Conservation Area 43 on Strawberry Hill Road
Strawberry Hill Road was designated a conservation area on 14 June 1988, and Waldegrave Park followed as Conservation Area 54, with its appraisal approved on 12 January 2006. Both restrict external changes, which matters for a visible flue terminal or pipe on a street elevation. Check the address with Richmond before promising anything outside, and we will flag it in the quote.
The Rat-Run Problem
The council's own appraisal calls Strawberry Hill Road a popular rat-run avoiding Waldegrave Road and Cross Deep, reduced to a single lane when cars park both sides, and congested at the morning rush. A partner company's van can be stuck there like anyone else's. We would rather tell you that up front than promise a time we cannot keep.
Gardens, Trees and Leaf-Blocked Gullies
The mature private gardens along the Hill are the conservation area's defining feature, with long narrow plots backing onto railway land and key tree groups near the southern entrance. Large trees beside Victorian drains and soil stacks mean root intrusion and leaf-blocked gullies come up regularly. See blocked drains for what clearing involves.

Water, Rentals and the Riverside
Hard water, student lets and a low corner near the Thames.
Strawberry Vale and the Gully Sensor
The Environment Agency's tidal Thames warning area, from the River Crane to Teddington Weir, names Strawberry Hill, and the council monitors a gully sensor at Strawberry Vale and Cross Deep for surface-water flooding. That does not mean your street floods. It does mean a heavy-rain backup is worth reporting to Thames Water as well as ringing us, so check your own address's zone.
St Mary's, Waldegrave Park and Rented Houses
St Mary's University on Waldegrave Road has student accommodation in Waldegrave Park houses, which keeps a steady rental market in big old houses. If you are a tenant, a dead boiler or a leak is your landlord's repair, and we will say so rather than quote you for it. A landlord can ring us directly for a written price. See boiler servicing.
Hard Water and the Boiler
At about 251 mg/l of calcium carbonate, Thames Water's supply scales heat exchangers, cylinders and immersion heaters across the Hill. An older boiler that rattles or cycles is often scaled or sludged, and a power flush to BS 7593 with a magnetic filter is the usual fix. See central heating repair and emergency boiler repair.
What Strawberry Hill's Houses Are Really Like
Strawberry Hill Road was laid out in 1881 and built from 1882, and Waldegrave Park followed an auction of 55 building plots on 21 November 1883. By 1914 Waldegrave Park had 42 houses. The council compares it to Bedford Park, and the pipework in many of those houses is nearly as original as the brickwork.
The Station Parade and the Post Office
The parade around Strawberry Hill station only arrived in the early twentieth century, and the Post Office of 1925 was its first building. Flats above the shops are older plumbing again, and the lead-in pipe from the street may predate everything inside. If you are unsure what material your supply pipe is, say so on the phone and we will have the partner company look at it on the first visit. A shared supply and a shared stack mean one fault can reach a neighbour fast.
Golf, Gardens and Radnor Gardens
Strawberry Hill Golf Course opened in 1900, designed by the five-time Open champion JH Taylor, and Radnor Gardens sits on the river side. Outdoor taps and garden supplies on this side of the Hill need isolating before the first hard frost, and a dripping outside tap left on all winter is a classic cause of a split pipe in the wall behind it. Ten minutes with a spanner in October saves a very wet morning in January.
What to Expect to Pay on the Hill
Prices here are published London ranges, never our quotes. A weekday emergency call-out including the first hour is roughly £80 to £150, a burst pipe repair roughly £150 to £300 when the pipe is accessible, and £300 to £600 when it is concealed. A hidden leak survey is roughly £200 to £600.
Your Quote Comes in Writing
The partner company gives its own figure in writing before work starts. If a repair is not worth doing, we say so, and if a job is really the freeholder's or Thames Water's to sort, we tell you that too instead of selling you a visit. Candour costs us a booking now and then, and we are fine with that. Read how we work, browse our services, or go back to the home page.

Where We Work
Serving Strawberry Hill & the Waldegrave Roads
Questions, Answered Plainly
Which parts of Strawberry Hill do you cover?
We cover the whole of Strawberry Hill across TW1 and TW2: Strawberry Hill Road, Waldegrave Road, Waldegrave Park, Waldegrave Gardens, Walpole Gardens, Tower Road, Cross Deep and Strawberry Vale. The Hill is about 0.4 miles from our Wellesley Road base, so it is one of the closest patches we serve. Ring 07480 487846 and we find the partner company that can reach you soonest.
My Strawberry Hill house is a converted flat. Who pays for a leak from upstairs?
It depends on where the water starts. A leak from the flat above is generally a matter for that flat's owner, while a leak from a shared stack or the roof usually falls to the freeholder or managing agent. The partner company finds the source and quotes only for what is yours. Photograph the damage, keep receipts and tell the managing agent promptly.
What does it cost to call someone out at night?
Published London guides put an emergency call-out including the first hour at roughly £80 to £150 on a weekday daytime, £120 to £200 in the evening and £150 to £250 overnight. Weekends and bank holidays run higher, around £120 to £280. These are published ranges, not our prices. The partner company gives its own figure in writing before it starts.
Can the conservation area stop me replacing a boiler flue?
It can matter. Strawberry Hill Road is Conservation Area 43 and Waldegrave Park is Conservation Area 54, and both restrict visible external changes, which can include a flue terminal on a street-facing wall. Replacing a gas boiler is also notifiable under the Building Regulations. Check the address with Richmond's planning and building control team, and the partner company will flag it when surveying.
Why is the water so hard in Strawberry Hill?
Thames Water's Richmond supply-area result for 2024 was about 251 mg/l of calcium carbonate, which is classed hard, and Strawberry Hill is on that supply. Scale builds up in combi heat exchangers, hot-water cylinders and shower valves. A magnetic filter, an annual service and sometimes a descale keep it in check. It is a zone figure, not a guarantee for your tap.
Is the Hill at risk of flooding?
The Environment Agency's tidal Thames warning area runs from the River Crane to Teddington Weir and names Strawberry Hill, and the council watches a gully sensor at Strawberry Vale and Cross Deep. That is a warning zone, not a promise your street will flood. Check your own address on the government flood-warning service. If a drain or toilet backs up after heavy rain, tell Thames Water as well as us.
How much does a blocked drain cost to clear?
Published London guides put manual clearing at roughly £100 to £180 and high-pressure jetting at £180 to £350 on a weekday, and a blocked toilet at £100 to £200. Tree roots or a collapsed section in an old Victorian run can push it higher. The partner company states its price in writing before it begins. See blocked drains.
I rent near St Mary's. Should I ring you or my landlord?
Ring your landlord or agent first for anything that is part of the property, such as a dead boiler, a leaking pipe or a blocked drain. A tenant is rarely the right person to pay for those. If it is an emergency out of hours, isolate the water, ring us for a written price and send that to your landlord. Do not agree a repair that nobody has authorised.
Is it worth repairing an old boiler in a big Victorian house?
Sometimes, and we will say when it is not. Published London guides put most boiler repairs at roughly £150 to £500, and a pump, valve or circuit board part can add £150 to £400. If the quote approaches the cost of a new combi, published at £2,000 to £3,500 installed, replacement deserves a proper look. The partner company gives both figures in writing. See emergency boiler repair.
What should I do if a pipe bursts?
Close the main stopcock, switch off the boiler and immersion heater, and open the cold taps to drain the system. Keep electrics well clear of the water. Then ring 07480 487846 and we send the nearest available partner company. In a converted house, tell the neighbour below and the managing agent quickly. See emergency plumbing.
Can you promise an arrival time on Strawberry Hill Road?
No, and nobody honest can. It depends on which partner company is free and on traffic, and the council's own appraisal notes the road congests at the morning rush when cars park on both sides. We ring you back with a company name and a realistic window. If a longer wait is likely, we tell you straight.
Do you handle bathroom and shower work in these big houses?
Yes, through partner companies that survey first. Published guides put a Richmond upon Thames bathroom at roughly £5,760 to £15,360, with a typical figure near £10,560. Shower fitting labour is published at roughly £180 to £540 depending on type. The written quote covers the work in full. See bathroom installation and shower repair.
What happens after I ring?
We take the details, find the partner company that can get to you soonest and suits the fault, and call you back. We then text you its name before anyone arrives. The partner quotes in writing, does the work, invoices you and takes your payment directly. We handle no money, and if anything goes wrong you ring us and we chase it.
